Greater Noida West is one such area under National Capital region which is buzzing with realty activities with almost 65 developers’ presence that have come up with a slew of projects here with multiple options. The location is destined to attract most of the middle income group customers as most of the projects being developed here are in the affordable range. In comparison with other parts of the Delhi NCR like Noida Expressway, Dwarka, Gurgaon Expressway, and NH-8, Greater Noida West, erstwhile Noida Extension is the only region which has become one of the favorite residential zones for middle-class buyers as the place offers properties in the affordable range.The area, once surrounded by controversies has moved ahead and is witnessing a set of planned infrastructural development. The area has the lowest property prices in the entire Noida region and is fast becoming a residential hub. The local authorities are swiftly laying down the necessary infrastructure — water, roads, and electricity and the most important Delhi Metro. Greater Noida West has been planned over nearly 3,635 hectares (8,980 acres) and is around 4–5 km from Sector 121, Noida. It is estimated that more than 3 lakh housing units are slated to be delivered in the next 2–3 years which would accommodate more than 12 lakh of population, making the region one of the most inhabited pockets of NCR. Greater Noida West has emerged as the alternative to Noida for those who seek properties in the range of Rs 2500–3500 per square foot. Properties here are available at a much loare rate than the surrounding regions like Noida, Yamuna Expressway or even Ghaziabad. This has attracted a not only the end users but the investors to this region. However, the end users comprising especially working-class young professionals of the Delhi NCR and other neighboring tier II cities like Lucknow, Kanpur in UP and Indore, Bhopal in MP make the majority of population here. Many Government employees nearing their retirement are also looking this region as an investment option and a place for second home. Major developers here include top builders like Amrapali, Supertech, KV Developers, Gaursons Group, Ajnara India Ltd, Antriksh Group, Addela Group, Rajnigandha, Nirala Group, Earth Infrastructures, Premia Group, Panchsheel, Paramount, AVJ Group, etc. The possessions for most of the projects are expected within a period of 2–3 years. This stretch is currently under construction, with the first 10km likely to be operational soon. A 60m road connecting to NH-24 also passes through the area. Another area which is witnessing boom is Tech Zone IV. Greater Noida West has excellent connectivity with Greater Noida, Noida, as well as Delhi. With the proposed Metro line expected to link the area in the near future, the prospects of this place are very bright and demand can only improve for the property here. To provide direct connectivity to the existing Sector 32, the Metro line will be extended up to Greater Noida West via Sector 72. The 7 km-long stretch is estimated to cost around Rs 1,400 crore — Noida and Greater Noida authorities, depending on the territory falling under their jurisdiction. At least two stations are proposed to be built on this line. The City Centre Metro station, which is proposed to link Sector 62, will branch out at Sector 71 to take the line till Greater Noida West.A 100-metre-wide commercial belt is planned on one side of the 130-metre road as per the Master Plan-2021. Phase II of the Metro project will connect Knowledge Park 4, Sector I in Greater Noida, and Noida’s Sectors 71 and 72 with the Sector 32 City Centre. This area has already grown as a commercial hub.
